The Hazing aka Dead Scared 2004 Trailer

A group of college students are set on a scavenger hunt that ends in a night of bloodshed. The group splits up and collects various items in order to gain points and ultimately acceptance into their respective fraternity or sorority. Unfortunately an eccentric professor (Brad Dourif) is performing a blood ritual that gets interrupted, which causes his soul to be set free. In comes the old mansion and five horny college students, and now you have the makings of a great b-movie.

This has surprisingly good death scenes considering the low budget and total lack of acting talent.
