Is social housing the new way to do Buy to let?

Hey everyone welcome back to the channel, my name is Masud and in today’s video I’ll be answering if social housing is the new way to do buy to let?

With all the legislation that has been put in place since the pandemic to protect tenants from being evicted.

Landlords who are being owed rent from tenants are in an even harder position as they have to deal with servicing their debt from their own pockets and affecting their relationship with lenders.

The government have been very understanding of the situation the pandemic has put people under - weather that be loss of income, family members becoming ill or some other reason which affects livelihood.

However they’re not being so considerate of private landlords who have to spend a huge amount of their time and money to provide good housing for people and then be hit with laws on not being able to evict a tenant who isn’t paying rent!!

So what can we do as landlords you ask ?

Think differently is the answer and the only other solution apart from getting a private rental tenant is to sign your property off to a housing association who would pay a guaranteed rent and cover Maintenance up to a degree.

The rent isn’t as high as you could achieve on the private rental market however what you get as a sacrifice for the premium is peace of mind in a way.

I’m not sure what the future holds but I do know as the government makes moves we too as investors have to adapt to the changing market.

This may also present an opportunity in the next few months with retiring landlords looking to exit the rental market so could be looking for a quick sale.
