Making an offer on a house.

Congratulations! You’ve found a property you love. Here are our top tips to make sure your offer is accepted:

💻 Do your research!
✔️What have other, similar properties sold for?
✔️You can find these on the Land Registry website (you can find a link below)
✔️Ask the agent: have any other offers been made? how long has it been on the market? Have the sellers reduced the price?

🖩 How much should I offer?
✔️Don’t make your best offer first. Then you have scope to increase it
✔️Don’t offer more than asking price - unless someone else has and you desperately want the property
✔️Go in at 5-10% under asking price

📨 How do I make an offer?
✔️Ring the estate agent and make your offer over the phone
✔️Follow up by email, write the offer figure in words, with any other expectation such as particular fixtures and fittings you want, and the fact you want the property taken off the market
✔️Have documentation ready - estate agent will ask for proof of funding such as a Mortgage Agreement in Principle and ID

📩 Making a second offer on a house
✔️If your offer is rejected, ask the estate agent why
✔️If someone has offered higher, can you exceed it?
✔️Ask the seller to make a counter offer
✔️Make a second offer closer to their asking price - remember to say if you are a first time buyer or chain free
✔️If no one else is interested you could play a waiting game - let the estate agent know your offer stands and you’ll sit and wait
