Sony A7SIII + GM 12-24 and RS2 to film BETTER Real Estate videos!
I have been filming luxury real estate for over 5 years and shot hundreds of houses. Follow me on one of my shoots featuring a really cool property.
For this par, I filmed with the Sony a7siii, the Sony GM 12-24, and the DJI Ronin S2. In my opinion, this is one of the best setups you can get at the moment to capture great visuals and the RS2 is so lightweight compared to most gimbals!

Checklists (just copy and paste the followings in your phone notes):
Pre shoot
- [ ] Batteries charged (+ spares)
- [ ] Sd card formatted and ready in camera
- [ ] Sensor clean
- [ ] Lens clean
- [ ] Gimbal balanced and tuned ( I actually like to assemble my kit at home prior to the shoot to make sure it’s in working conditions)
- [ ] Water (often forgotten but super important, filming is a workout, stay hydrated)
Camera settings
- [ ] Low F-stop (F5.6 to F8) - No need for blurry background for wide house shots
- [ ] Stabilisation OFF (on gimbal or slider)
- [ ] White balance in every room
- [ ] Gimbal on horizon lock mode (for 90% of the shots)
- [ ] Exposed on the room, not the windows
- [ ] Manual focus
- [ ] Ideally shutter speed at 180 degrees however, it’s not indispensable for real estate, just watch out for flickering light bulbs (as in those bts shots)
House
- [ ] Before even picking up the camera, do a house tour
- [ ] All lights on (including outdoor + pool)
- [ ] Features on (pool waterfall, ceiling fans)
- [ ] Arrange the staging if needed, align the chairs, and hide ugly items...
Filming
The goal of a real estate video is to get the attention of potential buyers. This is not a documentary about the house but just a best off of all the features. Focus on the nice things about the house (no need to film the laundry room unless it's amazing)
- [ ] Have your gimbal set to pan only (no tilt) and make sure to reset your horizon before every shot. On the RS2 double tap. The goal is to keep your line straight.
- [ ] Straight on shots are often the best, otherwise corner push ins
- [ ] Watch out for reflections
- [ ] Then I would do another complete lap of the house but this time focusing on the features and using a more zoomed focal length.
- [ ] Film like if you would visit the house for the first time. From outside to the main entrance and do each rooms (this will help streamline the editing)
- [ ] Simple flowy moves (same applies to flying the drone)
- [ ] think about what is going to be your first shot and the last one
