WHAT LEGAL THEORY CAN A TENANT USE TO TERMINATE THEIR LEASE?
There is a legal theory that a tenant can use to terminate their lease early. It's called a constructive eviction. If a landlord is not fixing problems in your unit, or is harassing you all the time, you first provide the landlord with notice of the problem.
If your landlord doesn't correct the problem, then you can give your landlord notice that you're terminating your lease.
