West side Cleveland, Ohio. Will consider other suburbs of Cleveland if within the price range of $50,000-$200,000. No war-zones. Four beds minimum, bathrooms don't matter. Rentable condition, no more than $5k rehab ( I need it to pass a section 8 inspection), no more than 10% down on the purchase price. ($100,000 house, $10,000 maximum down payment).
Your offer price should be the seller's asking price PLUS $10,000! I know. Crazy. But it incentivizes them to work with you and take payments on their property. While we're talking incentives, aim for those who have had their house on market for 50 + days. You should offer monthly payments that are no more than 55% of what the house can rent for. Perhaps start at 30-40% and negotiate from there.
Don't bring up interest but if the seller mentions it do not offer anything above 4% interest. Make sure that it still works with your monthly payment if you agree to an interest rate. The creative offer oven calculator will help with that.
If the owner says "I can't wait 30 years." (that's how long a conventional mortgage lasts) you can offer a balloon no less than 7 years. A balloon means that the full amount is due on that date to the seller regardless of what is owed.
