How to Negotiate a Buyer's Repair Request for Home Sellers!
In practice, there are 2 common sources that produce anxiety for both the buyer and seller during escrow. One is the home appraisal and the other is the home inspection. In this video we'll tackle how to negotiate a buyer's repair request for home sellers!
In practice, I share with my client's to simply #JTAB = Just Take a Breath it'll be alright as we move forward together. Remember, FEAR = False Evidence Appearing Real. What's the best way to replace FEAR? With knowledge and you're doing that right now. Kudos!

1. 0:57 - What's in a home inspection report?
2. 2:02 - What a buyer could ask a seller to fix when buying a house! Cosmetic repairs vs needed repairs.
3. 3:20 - Keep minor repairs MINOR!
4. 4:18 - Hire a licensed professional as needed!
5. 5:31 - You'll likely need to fix the major items! Be prepared for this reality! For VA/ FHA loans, lending guidelines often specify "health & safety" items that will need to be fixed pursuant to lending guidelines. i.e. HVAC needs to be functioning correctly. Even if the home inspector doesn't note this, the home appraisar likely will. When this happens it often becomes a "condition prior to funding" that must be met by the seller or the deal will fall apart. Something to know about upfront.
a. BEST PRACTICE: Hire a home inspector prior to going on the market, make the repairs you can, and make available both the home inspection report and repair receipts to prospective buyers ultimately furnishing a copy to the buyers agent via your listing agent when opening escrow. Doing so increases transparency and demonstrates good faith. Consider a "listing home warranty" when you list your home to help out with possible costs that may arise.
