Ask yourself: Are you buying income, or are you just hoping?
**Number 2: DSCR (Debt Service Coverage Ratio)**
This tells you if the property can actually pay for itself.
Formula: Net Operating Income divided by Annual Debt Payment.
You want 1.25 or higher. That means the property generates 25% more income than it needs to cover the mortgage. It has a safety cushion.
Below 1.0? The property can't even cover its own debt. That's not an investment. That's a liability.
