#News | Mumbai housing societies can now utilise up to 4% built-up area free of FSI for leisure amenities under revised DCPR 2034 regulations.

The Government of Maharashtra’s latest move allows larger yogalayas, fitness centres, recreation zones & covered swimming pools within residential communities, improving urban lifestyle standards.

Industry consultant Sandip Isore highlighted rising demand for integrated amenities in gated projects, while architect Milind Changani stated the reform will help developers enhance recreational infrastructure without additional FSI burden across Mumbai’s rapidly growing residential developments.
