GTA IV - How to get the Police Maverick

The Police Maverick is hard to obtain for 2 reasons:
1) It has to be shot down without getting destroyed. Most of the time it explodes when it hits the ground.
2) Once Niko exits the Police Maverick, it'll fly away on it's own. That means a method needs to be used to keep it from doing that.

The methods I've used to keep the Police Maverick from flying away are:
1) Immediately get back into it after exiting. It doesn't always work.
2) Park the Police Maverick under the elevated train line in Hove Beach. After Niko exits, it'll fly up and hit the overhead tracks causing the rotors to break off. It can then be pushed into the parking space and saved.

4:20 I used a Sniper Rifle to k!ll the pilot.
6:26 Niko exits the Police Maverick, and it tries to fly away on it's own.
7:20 I use a car to push it into the parking space. I was trying to position it correctly so that it was not too close to the bridge support. If it's too close to the bridge support, then the rotors will rub against it and break off when trying to take off.
