California Landlord Laws: California Civil Code (Division 3):

Month-to-Month Lease Termination: 30 days, or 60 days if the tenant has been in the residence for more than one year. (§ 1946)

Landlord Access: 24 hours’ notice for non-emergency reasons, 48 hours’ notice for a move-out inspection

Security Deposit Maximum: 3 months’ rent if furnished, 2 months’ rent if unfurnished (§ 1950.5)

Security Return: 21 days (§ 1950.5)

Eviction Laws: 3 days for non-payment of rent
