Renovating A Rental Property | What NOT To Do | Real Estate Investing

Learn what you should and should not renovate in a rental property. This video explains the do’s and the don’ts when renovating real estate to be used as an investment property.

Chandler Smith has been investing for the last seven years and currently owns 71 doors of rental real estate. He has done over a dozen different renovations on investment properties that were later used as rentals. In this video, Chandler breaks down how he calculates what is worth spending money on in a renovation. He talks about the specific things that he changes on his rentals and the things he chooses to not renovate. There are different ways to look at different markets when evaluating what renovations are worth your money and time and Chandler shows you how to evaluate all of these situations. He also explains some of the big mistakes that new real estate investors make and how to avoid them.
Some of Chandler‘s favorite updates to make to a rental are flooring, paint, countertops, small adjustments in bathrooms, and other inexpensive little fixes that add huge value while also increasing rents dramatically. He talks about how he avoids some of the bigger ticket price items and what you should avoid when renovating a rental property.
The goal of this video is to help new investors know what they should spend their money on to maximize their return when investing in real estate.
