The reality is that Real Estate Investing is a full-time job that will never go away if you are a long term investor like myself. Yes, it can be very rewarding financially but there are other investments that can be just as rewarding and come with more upside.

I am not going to totally stop Real Estate investing but I am going to be taking a new approach to diversifying my portfolio. I am totally overweight on Real Estate and have been for many years, so I am looking forward to getting to a 33%/33%/33% ratio (Real Estate/Stock/Cash) in the near future.
Owning Real Estate does have many advantages but it also comes with some major issues which are:
1. Real Estate investing is a very time-consuming method of investing
2. Real Estate investing is very illiquid
3. Real Estate investing is difficult when its a seller's market because prices are too high
4. Real Estate investing takes a lot of money at the beginning of any project
5. Real Estate investing on a large scale requires a team
6. Real Estate investing requires covering losses when tenants don't pay
7. Real Estate investing is difficult when it requires construction due to permits and bad contractors.
8. Real Estate investing requires patience when dealing with tenants complaints
9. Real Estate investing will bring you surprises like lawsuits, crazy water bills, and potentially even fires.
10. Real Estate investing is not passive at all
With all of this being said, I would still buy more Real Estate in the future but it will have to meet new guidelines that I have learned over the years.
I will only buy in good neighborhoods, mostly single-family, and which require little renovation. Once you have done as many projects as I have, you will start to appreciate the simplicity and most of all predictability in Real Estate investing.
