RENTING VS OWNING a home...which is a better option?
Now you're probably thinking 'Hmm, why would I waste money on rent when I could be paying down my own mortgage?'
But hear us out!
Our CEO Sasha Hopkins has spent the last 10 years building up a property portfolio worth over $55 million dollars...and yet, he's never lived in any of the many properties he owns.
Sasha and his family have instead, chosen to rent a modest townhouse in Melbourne's Bayside suburbs for the past decade - and with good reason.
'Rentvesting' - that is, renting the house you live in, and investing in property on the side, is becoming increasingly popular with young Australians. It's also something that many property moguls do, because they're aware of the huge tax benefits involved in this sort of strategy.
So what exactly does rentvesting look like? And is it right for you?
Here's a quick example...
A young couple in their mid 20's work in Melbourne's CBD and have family and friends all living in the inner city suburbs.
They can't afford to buy a $900K -1 $1.5M house in these areas, but don't want to move way out to the outer suburbs, away from family, friends and work.
The only properties in the area that are within their budget of $500k, are tiny one bedroom apartments. They don't want to buy one of these because it doesn't suit their lifestyle (they're starting a family soon and need more space) PLUS they know that apartments like this don't grow in value.
So instead, they choose to RENT a modest townhouse or unit in their ideal area.
Now, at the same time, they want to get into the property market - they don't want to miss out and spend their whole life renting.
So they choose to invest in a more affordable area - somewhere where you can buy a decent size family home for around $500k - perhaps somewhere in the outer suburbs, or even interstate.
The rent they receive on this large family home is similar to the rent they're paying on their inner city unit.
The investment property is located in a fast growing area and as it develops equity, they're able to use that equity to then invest in a 2nd and 3rd property.
After around 10 years of smart, strategic investing, they have enough property equity to afford to buy their own house in inner city Melbourne, near their work, friends and family - PLUS a large portfolio that they can retire on!
