Here's everything you need to know about VA Appraisals. What is the VA appraisal process like? There is always going to be people out there who are going to be naysayers (that's what we used to say in the Marine Corp), flat out, we'll just call them haters when it comes to our VA Loan. The reason why they hate on the VA loan process is because they don't know what they're talking about and don't know the facts surrounding how the VA home loan and the appraisal process work. Today my goal is to set those facts straight so you as the veteran or active duty service member can get into your home quickly and efficiently.
First, the VA appraiser is not an employee of the VA. A lot of people think that BUT it is not true. It's not like the VA sends out an appraiser from their headquarters who go out and look at the property. What happens is an independent appraiser is contracted by the Department of Veterans Affairs to go inspect the property. People have said VA appraisals take too long. I don't know what market you are in but here is what I am going to tell you. The VA appraiser should have your appraisal back within 7-10 business days. If for some reason you don't, make sure you reach out to your local regional loan office and explain to them the delay and the VA will reach out to the appraiser on your behalf to give you a sitrep (situation report). The other thing; VA appraisers tend to be more strict or more picky than what any other appraiser type would be. Once again, NOT TRUE! The VA Appraiser is looking for three things; the property to be sanitary, safe, and secure. As long as you have those three things on your property, you're not going to get any blow back from the VA Appraiser. With respect to the comps, the properties recently sold that the appraiser is looking at on your property to ensure that the value is there, remember, this is not an employee of the VA, this is an independent appraiser who is using the exact same comps to appraise your property that a conventional or an FHA appraiser would as well. Once again, the overwhelming majority of VA Appraisals we order come in at value. Now here's the other thing I want you to know- if they don't come in at value, there is something called a VA Tide Water notice. Now this is unique to every single VA loan. In other words, FHA doesn't have this and conventional doesn't have this option. And if I'm a listing agent, I would encourage a VA loan for this reason alone. And that is simply this. The Tide Water notice simply means the appraiser is giving you, the buyers agent, the listing agent and the Veteran 48 hours to provide additional comparable that support the value of that property. Remember, Conventional and FHA loans do not have this option and in this market, perhaps this could be a reason why the seller would be more inclined to accept their offer because homes are selling in many cases above asking price and that gives you the Veteran, buyer, seller, listing agent and buyers agent the ability to lobby for that value before it comes in or they can just let it come in too. Veterans, we are entitled to use our VA loan benefit. The overwhelming majority of VA loan appraisals come in at value and if for some reason they don't, you can renegotiate the terms or if the veteran wanted to they could pay the difference of the value which is happening a lot in this market because they don't have any money down requirements. If you're a veteran watching this, make sure your listing agent or buyers agent knows this information and are educated on your behalf to help YOU use something you are entitled to and deserve.
