Selling to a Cash Buyer?

🏡 Selling? Don’t make THIS mistake! ASK FOR PROOF OF FUNDS! If you are selling and receive a cash offer make sure you ask for a proof of funds letter! Out of the 100+ transactions I’ve done, the CASH OFFERS tend to be the squirrelly ones! Many people use their retirement accounts as proof of funds, but later acquire a loan so they don’t drain their retirement account (who would do that?)! Any change of financing should be reported and agreed upon in writing between parties! Usually if they show their proof of funds is their retirement account, you better make sure your agent does some digging!!🧐 Honestly, in my experience, people obtaining a loan are more invested in the process and more reliable than cash buyers.
