Palos Verdes Homes and the Real Estate Market Update for May 2023
This video is the next in a series of monthly studies analyzing the ever-changing forces for supply and demand in real estate for the South Bay area of Los Angeles (generally the Manhattan Beach, Hermosa Beach, Redondo Beach, Torrance, Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills Estates, Rolling Hills, and San Pedro areas).
📉📉📉Real estate prices in the South Bay are down 3.19% for the month of April 2023 versus April 2022 and for Palos Verdes Estates, prices are up 3.87% for the same period. Why is it still a Seller's Market with prices down in the South Bay? Starting at around minute 9 in this video, you will understand the WHY! 📈📈📈
I also focus on the Palos Verdes Peninsula market as a sub-market plus I drill down into the Palos Verdes Estates homes market. In each case, I take a hard look at changing new listing (supply) and pending sale (demand) numbers to draw conclusions as to which way prices might go next.
What I don't share in this presentation are two highly proprietary indicators I've developed over my years in real estate (as of the time of this video, nearly 43 years) which have accurately predicted major turns in the market; both to the downside and to the upside. These indicators have saved my clients millions of dollars by giving them the confidence to sell before the market dumped and to make millions by buying before the market took off running.
