The Villages, Florida, has experienced notable shifts in its real estate market in recent weeks. As of February 2025, the median home sale price was $372,318, reflecting a 2% decrease from the previous year. The number of homes for sale increased by 8.4% compared to January 2025, with 530 homes available.

This rise in inventory has impacted pricing dynamics. Approximately 77.5% of homes sold in February 2025 were below the asking price, suggesting increased buyer negotiation power.

Additionally, the average time a home remained on the market before selling was 61 days, up from 49 days in February 2024.

Overall, The Villages is transitioning from a seller's market to a more balanced or neutral market, offering potential buyers increased opportunities and bargaining power.
