It’s been five years since COVID first impacted Colorado—and the Denver Metro real estate market has seen significant shifts since then. I’m LaDawn Sperling with Coldwell Banker Realty, and in this March 2025 market update, we’re taking a look at what’s changed and where things stand today.

📊 Key March 2025 Real Estate Stats:

Median Sale Price: $599,000 — down 3.9% from the 2022 peak but up 6.92% annually over the past five years.

Sales Volume: Nearly $369 million — up 21% from February, but still down 16% from March 2024.

Days on Market: Average is 52 (down from 60 last month); median is 21, showing that well-priced homes are still moving quickly.

Close-to-List Price Ratio: 98.77% — homes are selling close to asking price, signaling solid buyer demand.

📍 Denver Metro Market Overview: The market is gaining momentum month-over-month, though we’re still experiencing a year-over-year slowdown. Pricing right is critical. Sellers are getting offers near list price, and buyers have more options than in the peak frenzy.
