New Homes for sale in Henderson, NV - Arden Inspirada by Pardee (Las Vegas New Build)

Arden by Pardee is the newest community in the Inspirada area of West Henderson. We were excited to tour these homes as normally Pardee homes have a price point of $500,000+

In case you're not familiar with Inpsirada, this is a popular master-planned community just south of the Las Vegas Strip.

This particular model is Plan 2, which starts around $400,000. It is a 3 bedroom, 2.5 bath, 2,388 square foot home. We love this model home because it also features a "lounge space" which can be utilized in any way you'd like: a 4th bedroom, a playroom, and office, etc.

The lot sizes in the neighborhood are small...as are most lots in Inspirada and quite frankly for all most new build homes in Las Vegas. One aspect that makes these homes even more affordable when compared to other builders in the area is that the lot fees start at $0 whereas another builder might charge $7,000 for the same size lot. The highest lot fee for this area is only $5,000...and that's for a view. To put this into perspective, builders across the valley are charging upwards of $40,000 lot premiums.

Although surrounded by the Inspirada Henderson masterplan, Arden is actually not a part of Inspirada. This has its pros and cons. For one, residents won't be subject to a LID fee (this can run up to $10,000 for new home buyers in Inspirada).

Monthly HOA dues are also less- $66/month. Residents will still have access to all the parks and trails of Inspirada, but won't be allowed in Inspirada's pools. The Arden community will have its own park and pool for residents.
