The generational wealth created with this favorite tax code , 1091, of the affluent in America
Utilize a tax code section 1031 allows for an "investor" to sell properties and put all proceeds into new investments with similar or greater values, deferring capital gain taxes on these earnings for years!
Doesn't this sound appealing?
You might be thinking that this only applies if you're a large scale investor... but this applies to all who own any rental property.
This means an investor can buy a property collect rent and if they are not happy or am about to cross the depreciation recapture threshold they exchange it for a better performing property .
The rules are simple, you have 45 days after the sale of your property to identify a replacement and 180 days total to close escrow.
Thus a family can keep exchanging and collecting passive income and keep exchanging it for a better property tax free (being that it is deferred unlimited times)this is a key generational wealth factor pretty much unknown to a lot of newer investors.
