🚀 Did you think the Pensacola FL Real Estate market was about to CRASH? I don't think think so and I'm going to point to several of the indicators which April's final numbers were based on in this week's Market Report and I as I get more data from May 2025 data I am feeling even better. This week's report contains May projections and they look good for home sales. Stay up to date on the shocking real estate trends with this Pensacola Real Estate market report! 👉🏼 First important indicator I would point out is looking at the historical numbers from Jan 2007 and comparing those numbers with our present numbers we are in much better shape. During the CRASH of 2007, the average Days on the Market in the Pensacola area Jan 2007 was 136 Days. Compare this to April 2025 which averaged 80 days on the market and is the lowest average in the last 5 months. The six year Trend for April does show a steep increase in time on the market. But still a very reasonable average days on market (DOM).
👉🏼 Second: In 2007 active listings Peaked at 7,016 with monthly sales as low as 307 in a month. Jan 2008 was worst with only 207 sales. While in April 2025 we just reached 3,450. Less than half of the inventory during the 2007 market crash. April 2025 also saw the third consecutive month of sales increases with April 2025 currently showing 844 sales. Dramatically higher then the crash numbers.
👉🏼 Third: While April 2025 median sales price dropped from March we have recovered most of that in May 2025 so far. If interest rates do take a dip from current rates in the mid 6s I think we are ready for another boom and homebuyers waiting on the sideline will lose all of their negotiating power they have today! With that said, the concern over our national debt has moved interest rates higher recently.
