3 Steps To Get a Massachusetts Real Estate License and Other Helpful Exam Tips

In this video I am going to explain 3 steps to get a real estate license and I’ll also share some important information about the PSI Candidate Handbook and the exam.
To get a real estate salesperson license here in Massachusetts the state requires the completion of an approved 40-hour course. That seems like a lot but compared to Connecticut where they require 60 hours and 75 in New York, it’s actually quite efficient. 40-hours is basically the equivalent to a semester long course at college. You do not need a college degree to get a real estate license, I’m just using that for reference.
Once you complete our 40-hour course, we will issue you a Certificate of Completion and your official copy of the PSI Candidate Handbook. The handbook is about 30 pages and contains the forms, instructions, and other important things you should know about the exam like what to bring with you and what not to bring with you. One of the forms inside the Candidate Handbook is for us to fill out, sign, and stamp with our school stamp certifying that you completed our course.
PSI is the company that makes and proctors the exam. Importantly, I want to talk about pages 12-14 in the Handbook. On these pages is the complete topic outline for the exam. Our course covers all of these topics and at the end of the course we use this outline to guide us through our final review.
Once you complete the forms in the Handbook you will submit it to PSI. You can submit the Candidate Handbook digitally through email or you can send it in the mail. PSI will review it and if everything looks good they will get back to you with an approval and instructions to schedule the exam.
There are a few PSI testing centers across the state. You will be able to choose the testing center and the desired time for your exam.
The test is broken into two sections, the national and the state portion. There’s a fair amount of overlap across both sections, but what’s important to know is that you need to score at least 70 percent on each section. If you pass one section and not the other, you will be able to retake just the part you failed. If you pass both sections, you will receive your real estate license right there on the spot.

Once you are officially a Massachusetts real estate licensee, you may be excited to know about reciprocity, which means you will be eligible to get a real estate license in some of our neighboring states like Rhode Island and Connecticut without having to take the exam there too. In fact, a portion of our students are from those neighboring states and they sign up to take our course so they can get their license here and then apply for a license in their state through reciprocity. One reason people do that is for example Connecticut requires their candidates to complete a 60-hour pre-license course, but if you get a Massachusetts license, it’s a 40-hour course, which saves you 20 hours. It may feel like a bit of a hack, but this practice is 100% legal and accepted by the State of Connecticut and Rhode Island.
