I love real estate investing but the biggest challenge for most investors is the high cost of getting started. It can easily cost tens of thousands of dollars for a down-payment on one property and you’ll need $100,000+ for a diversified portfolio.

I don’t want you to be locked out of the property investment wealth-builder any longer so I’m sharing my five favorite ways to get started investing 1000 dollars in real estate. I’ll detail the pros and cons of each strategy and how to get started fast.

First is an indirect investment in funds like real estate investment trusts (REITs), real estate crowdfunding and private funds. I love these because you get instant diversification across different property types and location. REITs trade just like stocks so you can buy and sell them quickly. The other property funds are less liquid but offer higher returns.

Indirect investment is the easiest way to put your $1,000 to work in real estate but you don’t get the same pride of ownership or control as you do with direct real estate investing. One way to buy properties directly is to find money partners for your deals.

Money partners will generally require you to have your own money in the property and sometimes pay for the renovations but having an investor can cut your costs to a percentage of what it would normally be. I’d recommend trying a few of the other strategies to build up experience and a good reputation, then seek out real estate investors in your area for a deal.

Tax liens are a mix between that direct and indirect investment strategy. You’re buying the property lien but if the owner doesn’t pay those back taxes, you could get the house for just the cost of the lien. Imagine getting a $200,000 house for $1,000 in taxes! Tax lien investing is also a great passive income strategy so make sure you check it out.

House hacking is my favorite way to get started investing in real estate but will take a little more than 1000 dollars. You can qualify for low down-payment HUD loans if you live in the property and this is a great way to ease into that real estate rentals strategy. It might take a little more saving but this is one you can easily get started with $10,000 or less and produce huge returns for decades.
