January 2025 Market Update

HERE'S YOUR NORTHERN ILLINOIS JANUARY 2025 MARKET UPDATE

McHenry County: We saw a 22% decrease in number of homes sold month over month, and a 9% increase compared to January 2024.

Lake County: We saw a 32% decrease in number of homes sold month over month, and a 2% decrease compared to January 2024.

Cook County: We saw a 23% decrease in number of homes sold month over month, and an 11% increase compared to January 2024.

January 2025 was our busiest start to a year since January 2022. We saw a drastic increase in new January listings compared to the past few years as well as properties pending. McHenry County saw a whopping 15% increase in homes going under contract compared to January of last year. Although it has already felt very spring-like in this market, the unofficial start of the spring market is traditionally the Monday after the Super Bowl, so check back to see how the market heats up next month!
