Austin Real Estate Market Update – May 14, 2025

Inventory across the Austin-area MLS has climbed to 16,577 active listings, up 19.4% year-over-year and just 39 homes short of a new record. In today’s market update, we examine why buyer demand is struggling to keep pace and what the latest data reveals about absorption, pricing, and local submarket conditions.

With 5,053 pending properties and a New Listing to Pending Ratio of just 0.50, buyer urgency remains low. The Activity Index sits at 23.4%, down 13.7% from last year, and Months of Inventory has increased to 5.91, with Austin city at 6.04—indicators of a market shifting into neutral or buyer-favored territory.

Despite slower buyer engagement, pricing has remained firm in key segments. The median sold price for May 2025 is $478,500, a 5.2% increase over May 2024’s $454,995.
