Why I Never Show Properties On The First Call

Most people think a good real estate agent starts with properties. I start with the client.

Before I recommend anything, I need to understand exactly what the buyer needs. Is he buying for cash flow? Is he buying for long-term investment? Is he buying for lifestyle, for a family, or as a single professional? Those are completely different situations and they each need a completely different approach.

Because here's what most people don't realise. The same property can be the right move for one buyer and completely wrong for another. It depends entirely on what they're trying to achieve. If I skip that conversation and go straight to showing options, I'm not advising. I'm just selling. And that's not something I'm willing to do with someone who's making one of the biggest financial decisions of their life.

What I've found is that clients don't actually want to be sold to. They want clarity. They want someone to listen properly, understand their situation honestly, and give them advice that fits their real goals, not just push whatever project has the best commission attached to it right now.

That honesty is what builds trust. And trust is what makes the difference between a client who feels confident in their decision and one who second-guesses everything after they've already signed.

So every conversation I have starts the same way. Tell me what you need. Tell me what you're trying to build. And then I'll tell you exactly what fits and what doesn't, even if what doesn't fit is something I could easily sell you.

Great real estate advice isn't about the most expensive option on the table. It's about finding the right one for your specific situation and being honest enough to say so.
