Singapore Property - What to buy and what to Sell
This is a property special, telling you what to do with YOUR PROPERTY without listening WHY.
These are general statements, please consult a Professional Property Consultant before proceeding. Here we go:
HDB – sell. Buy if want to stay more than 10 years, or no choice. Don’t buy to rent out. Doesn’t work well anymore unless you have another place to stay.
Private Condos
OCR – This means towns like Bedok, Sengkang, Bukit Panjang, Lakeside.
If you are buying, buy at least a 2br. Ideally 3br. Buy northeast, or west near MRT schools and shopping, in that order. If you are selling, please, reinvest that money into something equal or bigger or two units if you can.
RCR – This means towns like Novena, Geylang, Upper Bukit Timah. Near town but not so near.
If you get a good price, consider selling. It’s an awkward part of the market and may never recover properly Buying? Don’t la. Just sell. A lot more chance of slow growth or even dropping than increase in prices.
CCR – Marina, Orchard, Tanjong Pagar and Sentosa.
Just buy and hold if you can. If you are selling, I hope you are upgrading and buying bigger. Don’t have $3m don’t bother buying here.
Landed – Don’t sell if you can, buy more. If buying, go buy the bigger ones or those in town. Don’t have $6m don’t bother buying here. In Landed, big is beautiful.
Shophouses – Just buy. Conserved areas if you can. 999/FH. Don’t sell unless you are a bankrupt.
Industrial – Buy to rent out. Sell if you need the cashflow, later now, doesn’t matter so much.
Shops and Offices – Don’t buy. Just don’t. Unless enbloc and you are an expert.
