In this video, I discuss whether it is time to buy REITs in this bear market.

I introduce the basics of real estate investing trusts, including FFO (Funds from Operations), and then move on to analyze the portfolio held by Realty Income (ticker: O). Many of its tenants may never open their doors again, which could result in a steep drop in both revenue and FFO. Realty Income has had to borrow money to continue paying its dividend.

After a brief examination of mortgage REITs (my least favorite type of REIT), I move on to discuss my favorite type of REIT: cell tower REITs. These usually trade at a premium, so the best time to buy them is during a liquidity crisis when investors are indiscriminately dumping stocks.
