Closing on a House MYTHS - Top 5 Myths when Buying a Home
In this video, real estate agent and Realtor Matt Leighton talks with settlement attorney David Cartner about the top five myths when closing on a house.
0:46 1. When 'bringing cash to the table', it's not actually cash. It's liquidated funds. WIre or cashier's check.
2:13. 2. The buyer always has to be there at the closing table. Buyers can get a Power of Attorney to have a third party sign for the buyer. Or there can be a mail-away package where the buyer can find a notary in their city to sign and then overnight the package back to the settlement company.
3:47. 3. Wire transfers are instant payment. Wire transfers actually take a few days. If you're doing a wire transfer, be sure you give the wire a few days to hit the title company's account.
5:34. 4. You're going to see documents for the first time at settlement day. Any document that you sign, you will have had the chance to review all documents before the day of settlement.
7:15. 5. I can send all the money with a personal check. Above a certain amount (maybe $4,000), title companies need a cashier's check for large funds or a wire transfer. It is recommended you bring a personal check to closing in case the numbers don't quite add up and you need to write a check for the difference (usually under $1,000 when the numbers are changed at the last second).
