In this video, I talk about how to go through the process of inspecting a commercial property you're interested in buying or leasing.

There are 4 things you need to consider prior to purchasing/leasing a commercial property:

- Identify a commercial property inspector - There are many property inspectors out there. However, most focus on residential real estate. These individuals may not have the proper experience to properly assess the condition of your commercial property. Make sure to confirm their experience level prior to hiring them.

Also, if you can't find a commercial property inspector that you feel comfortable with, hire tradespeople who can inspect each of the major building components (i.e. plumber, electrician, roofer, structural engineer, etc.)

- Saftey items - once you hire your inspector, make sure they focus their attention on immediate safety items. These may include, loose wires, structural issues, poor construction, etc. These are items that can make or break a deal.

- Major building components - These are ones that will need to be maintained and replaced at some point in the future. These items may include the HVAC system, Roof, Water heaters, Boilers, etc. Knowing the condition of these will enable you to set aside funds to account for them when they need to be replaced.

- Cosmetic items - These are the "nice to have's" of your inspection report. These may include, chipped or peeling paint, dirty ceiling tiles, worn carpet, etc.

When you have your report in hand, review it to make sure there are no glaring issues. If there are, you have the opportunity to approach the seller to request modifications and/or back out of the deal altogether.
