Trump said America does not need Canadian lumber. Then the U.S. Department of Commerce nearly doubled duties on Canadian softwood lumber. And American homebuilders began paying thousands of dollars more per house—because the lumber Trump said America does not need turns out to be lumber America cannot easily replace.

July 2025: Commerce Department raised combined duty to 35.2%. September 2025: Trump added a global 10% tariff on national security grounds. Result: combined burden of approximately 45% on Canadian lumber. A few years ago the rate was around 8%. The U.S. consumes roughly 50 billion board feet of softwood lumber annually. Domestic production covers 35 billion. That leaves a gap of 15 billion that must come from imports. Canada fills 80-85% of that gap. Replacing Canadian supply would require roughly 75 new American sawmills—well beyond recent investment trends.
⚡ THE COST TO AMERICAN BUILDERS
National Association of Home Builders shows tariff actions are adding approximately $10,900 to the cost of building a typical new home. Lumber-specific tariff costs average around $4,900 per home. Every single-family home requires roughly 15,000 board feet of framing lumber. The American housing shortage was already significant. Construction costs were already elevated. The tariffs arrived into a system with limited room to absorb additional pressure.
🌍 CANADA'S EXIT STRATEGY
Canada committed $2.35 billion since August 2025 to restructure away from U.S. dependence. Buy Canadian policy requires Canadian lumber in federal contracts over $25 million. Build Canada Homes backed by $700 million prioritizes Canadian wood products. BC opened a trade office in London to grow European market share. Largest BC forestry trade mission in history went to Japan and South Korea. Since 2022, 15,000 forest sector jobs lost in BC. Twenty-one mill closures since 2023. Canada is building an exit. American homebuilders are sitting with the bill.
