Anytime a metal flashing is attached to a wall by inserting it into a grove, it is likely to leak.
This is a common problem on all flat roofs with brick chimneys, brick walls.
The method to install counter flashing on a brick wall and seal it with caulking in the slotted grove has always failed.

The solution to this problem is Turbo Poly Seal. The idea is to make a transition from the brick wall to the metal that would last a long time.
Steps to repairing flashing leaks:
1. Clean and remove all caulking and tapes that were used previously
2. Tape of the three inches above and below the transition area
3. Apply one coat of Turbo Poly Seal between the taped off areas covering the transition seam area
4. Install the Polyester Fleece over the freshly painted Turbo Poly Seal
5. Apply a final coat of Turbo Poly Seal covering the Polyester fleece
6. Remove the masking tape immediately after finishing the final coat
