The Joint Center for Housing Studies of Harvard University found that multifamily real estate was the victim of more speculation and riskier financing prior to the Great Recession. This could be due to the “Greater Fool than I” theory in real estate, where real estate or capital funds will gladly OVERPAY for real estate JUST to place money. Unfortunately, short-term loans and balloon payments took down a lot of bigger real estate financing. Speculation also happened in single-family real estate, but prices fell MORE for multifamily real estate. In addition to this, multifamily real estate - during the crash, suffered from HIGHER vacancy rates than single family or small (2-4) real estate deals. This create more management issues, more evictions, and more challenges for multifamily real estate investors. This also dispels the myth that multifamily real estate survives recessions.
