In today's vlog, we are sharing a detailed on-ground map review and the latest price updates for DHA Phase 8 IVY Green, Lahore. As I predicted a few months ago, the rapid price hike in DHA Phase 9 Prism has naturally driven massive investment towards Phase 8 IVY Green—and that is exactly what we are witnessing in the market right now.
Because prices in DHA Phase 9 Prism have gone beyond the reach of many buyers, investors and genuine buyers have shifted their focus to IVY Green. As a result, we are seeing the biggest price jump and shifting market trends here yet. This sudden rise in rates presents a golden investment opportunity for smart investors.
In this video, we use the on-ground map to analyze the block-wise rates:
Z1 Block: Prices for 1-Kanal plots have seen a clear increase of about PKR 15 to 20 Lakhs. Plots that were previously priced between PKR 1 Crore 90 Lakhs and 2 Crores 35 Lakhs now start at a minimum of PKR 2 Crores 20 to 25 Lakhs, with demands touching up to 2.5 Crores.
Z2 Block: 2-Kanal plots that used to be available for PKR 3.5 to 3.75 Crores are now seeing asking prices of up to PKR 5 Crores. Many plots in this block have either been sold out or are being held by owners.
Z6 Block (Hot Favorite): This block is currently the top favorite because of its rapid development; almost 2 to 3 houses have already been built on every single lane. The 1-Kanal rate here has jumped from PKR 2.10–2.15 Crore to a solid PKR 2.40–2.45 Crore, reaching up to PKR 2.60–2.65 Crore for prime locations.
10-Marla Plots: The 10-Marla cutting facing the canal is exceptional. Plots previously valued at PKR 1.70–1.75 Crore are now demanding PKR 1.80 to 1.85 Crore.
5-Marla Plots: Located right behind the 10-Marla plots, these lanes are seeing great construction progress with 2 to 3 houses per lane. Prices that stood at PKR 80–85 Lakhs have now crossed the PKR 90 Lakh mark and are touching 1 Crore. Good plots are priced between PKR 1 Crore 5 to 10 Lakhs, while standard plots are at PKR 90 to 95 Lakhs.
7-Marla Plots: The 7-Marla plots facing the 5-Marla block have risen from PKR 1.20–1.25 Crore to an asking price of PKR 1.30 to 1.35 Crore. Plots on the 60-foot boundary wall road are priced at PKR 1.30 Crore.
Z3 Block: This block offers an abundant cutting of 10-Marla plots. Previously priced at PKR 1.25–1.30 Crore, options are now extremely rare in the market. If a seller is available, they are demanding PKR 1.45 to 1.50 Crore.
Z4 Block: House construction has begun here as well. Plots that were PKR 75 to 80 Lakhs have now moved up to PKR 80 to 85 Lakhs. Additionally, Army Allotted (NOC) plots are trading between PKR 66–70 Lakhs up to 75 Lakhs.
Z5 Block: Though these lanes are slightly deeper (depression land), the 5-Marla plot demand has still reached PKR 75 Lakhs. The 10-Marla plots here have moved from their previous brackets up to a steady demand of PKR 1.25 to 1.30 Crore.
Non-Possession Area (Z2): In the non-possession sector, 10-Marla plots have climbed to PKR 1 Crore (previously 75–90 Lakhs), while 5-Marla non-possession plots have jumped from PKR 50–55 Lakhs to PKR 60–65 Lakhs.
