Today I will discuss UAE, in particular, Dubai from the real estate investment point of view. I've spent some time here, met with lots of real estate agents, business people, and investors, and gained some insight into the market.

Dubai's real estate market bottomed around October 2020, but it exploded since then. I have a client who bought a place and 4 months later profited 48%. This is just crazy!

At this point in time, I'd say that the market is fairly expensive. General advice that I got from people is to not buy property before the Expo ends. This event is from October till March and is contributing to the higher prices of the real estate market.

Another important thing to note about Dubai is that building maintenance fees are really high. Generally speaking there is a strong argument in favor of buying a villa as opposed to an apartment.
You should also be aware that the quality of the build is not so good in certain areas, so it's very important to pay attention to that.

One thing that I noticed when it comes to this market is that there are lots of places that don't have an appealing modern style. Finishings are just not good, and there's a lot of room for improvement. If you have a beautiful place with nicer finishings, you can just charge a bunch more because beautiful finishings are not so easy to find.
It's a good idea to buy and renovate a place to make it more modern, this will increase the price of your rental enormously. Especially if we are talking about short-term rentals.
