When you buy a house as your main residence, the Dutch tax authorities calculate a deemed profit on this house (the eigenwoningforfait). We explained the eigenwoningforfait in one of our previous videos:

However, when you bought a house in the Netherlands, there are some costs that you may deduct from your taxable income. In this video, we will explain those deductible items:
- The financing costs are deductible once: in the year that you bought the house. These are the costs you made to arrange the financing of your house.
- The mortgage interest is deductible each year.
- The penalty interest (when you go to another lender or pay off your mortgage sooner).
- In some municipalities, you have to pay ground lease (erfpacht). This periodic amount is deductible.
