🏡🏢🏘Expert & Expat Ep. 2 - RENTING in The Netherlands - Jovie's Home
Hi, welcome to Jovie's Home!
Today we are very lucky to have Ronald, a makelaar with Frisia Makelaars (and our family's makelaar) on the channel to answer all of my questions about renting in The Netherlands! Ronald mentions a few websites in our chat, here they are:
Websites mentioned:
*our wonderful sponsor, Frisia Makelaars, and where Ronald works* https://www.frisiamakelaars.nl/
Biggest websites for homes in NL:
https://www.funda.nl/
https://www.pararius.com/
https://roz.nl/de-roz-modellen/
https://www.huurcommissie.nl/
Document Checklist for Rentals: https://www.huurcheck.nl/checklist-documenten-huurder-verhuurder/
These are the questions we go over, along with the timestamps:
1) How do you start looking for an apartment when living abroad? Which websites are good to use? What are the advantages of hiring a makelaar/agency to find a rental? (01:50 - 06:50)
2. How far in advance should you start looking? (06:51 - 08:55)
3. What is the difference between "furnished, semi-furnished and unfurnished" apartments? (08:56 - 11:21)
4. What makes a rental "good" versus "bad"? What red flags should we be aware of before signing a contract? (11:22 - 15:27)
5. What is the difference between an apartment where you can "register" versus a place where "registration is not possible" (15:28 - 18:18)
6. Should I send money to the agency/landlord in advance (before moving/seeing the apartment)? (18:19 - 22:43)
7. What fees should I expect to pay as a renter? (i.e., agency fees, "contract fee", security deposit, etc). Are any fees only for the house owner/landlord to pay and not for the renter (ie illegal fees to charge to the renter) (22:44 - 25:20)
8. How to choose a neighborhood? (25:21 - 28:35)
9. How do I determine my rental budget? [NOTE: we didn't mention it but if you have 2 people renting together, then your partner's income will account for 50%] (28:36 - 29:53)
10. Is it difficult to find a rental that will allow my pet (dogs, cats)? (29:54 - 31:40)
11. Can the tenant legally withhold rent in any circumstances? (31:41 - 33:41)
12. Any tips to ensure that you can get your security deposit back after moving out? (33:42 - 37:34)
13. What is the best tip/advice that you can offer to the viewers when it comes to renting in NL? (37:35 - 42:33)
