Ep. 4 brings you the basics of owner financing, which is a way to buy a house or any kind of real estate without having all the money to buy it! I have bought two houses with owner financing as well as sold a house with owner financing. I have found it to be a great option as a buyer and a seller. As a buyer, it has allowed me to purchase houses I did not have the money to buy outright. I was able to hold on to enough money to get them fixed up, then rented. As a seller, I was able to sell a problem house that would not qualify for traditional financing. By financing the house, I was able to sell it for more than if it was a cash deal and in addition make a profit from interest. You need to first find for sale by owner houses, then ask if the owner would be willing to finance the purchase. If they say no, ask what kind of a deal would make it worth it. You may need to offer more money or a really good interest rate to make it happen. As long as the numbers make sense in the end, do what you have to do.
