How to estimate repairs on fix and flip projects
I walk through our latest acquisition in Linda Vista (92111) and talk about how we estimate repairs. As discussed in the video, a safe bet is $35 - $40 per square foot. Another safe way to ballpark repairs is to estimate $60k per house (1200sf - 1800sf) or $40k per condo/townhome (2-3 beds / 2 baths). Major issues like roof, plumbing, foundation, can be added on top of the ballpark estimates.
