In this video, we break down the costs involved in setting up our off-grid life here on the Big Island of Hawaii. We discuss the costs of the property/land itself, the shipping container house, and the food forest.
These prices we mention cover everything needed to set up a very basic living situation and our preliminary stages of the whole project. We have been on the land for only 8 months. We plan on putting in more money and labor to really get this place to a comfortable and self-sustaining state, but for now it works for us!

Below is the detailed description of the cost breakdown in case you missed it from the video. [For some of the costs, they are rough estimates from what we gathered from saved receipts... some things may not have been accounted for]
1. 3 Acre Property/AG Land: $33k
- closing cost: $600
2. Annual property tax: $200
3. Annual Association fees: $200
4. 300 ft red cinder driveway: $1,500 (from Ashley's Tractor and Hauling)
5. Gate and Lock: $325
6. 2-door USED Shipping Container (40'x8'x8'): $4,500
-Delivery: $700
-Tax: $200
7. Foundation Blocks (6): $100
8. Carport (20'x20' + tarps): $450
9. Container Interior (structural components): $800
- Includes: electrical (wires, lights, plugs, switches) [$300], wood [$300], misc. supplies and tools [$200].
10. Miscellaneous household items: $600
-Includes furniture, kitchenware, stove, futon, mattress, bedding, etc.
11. Solar set-up: $819 (from Build it Green)

12. Compost Toilet: $350

FOOD FOREST Costs
[We have planted ~200 fruit trees/shrubs/plants and garden beds]
13. Garden soil (6 yards): $325 (Ashley's Tractor and Hauling)
14. Cinder Soil (15 yards): $400 (Ashley's Tractor and Hauling)
15. County Mulch (32 yards): $450* (Ashley's Tractor and Hauling)
[*NOTE: It is $150 per 10 yard truck load delivery, otherwise it is FREE for self-pick up on a pick up truck]
16. Soil Amendments: $500*
- Includes fertilizers, calcarb, lime, azomite
*In the video we discuss that many of these are NOT necessary to purchase, or could be sourced much cheaper and locally.
17. Garden Tools: $1,300
- Includes weed whacker (STIHL high power $700), wheel barrow, shovels, pitch fork, pick axe, o'o bar, rakes, saw, machete, sickle, comma, boots, gloves, etc. Chainsaw we borrow from a friend.
18. Fruit trees/plants/shrubs: $1,300
We purchased about 40 trees in total, mostly grafted varieties. Most were from Plant it Hawaii nursery plant sale and the rest from farmers markets or other garden stores. Roughly $10-$50 per tree depending on size and variety.
GRAND TOTAL: $48,275 (roughly...)
