Why You Should NOT Use The 1% Rule

This video explains the 1% rule and why new investors should stay away from it!

Chandler David Smith has been investing in real estate for the last seven years. He currently owns 99 units of rental real estate. Through the years of investing Chandler has watched lots of investors talk about the 1% rule. This is a rule that claims if rents are at least one-percent of the purchase price of an investment property, than that investment property is worth purchasing. Chandler has found that this rule should always be a precursor to a deeper analysis. He has also found that many new investors use just this rule and end up getting burned because it doesn’t always work. In this video he talks about the analysis you can use so that you don’t get burned by the 1% rule. This does not mean the 1% rule couldn’t be helpful in your market, it just means you need to understand due diligence deeper than the 1% rule.
