A common obstacle most new real estate investors face is talking on the phone so today I’m going to show you how to step up your phone calling game. This business is all about building relationships and most importantly: generating leads. Whether you’re door knocking, direct messaging, cold calling, social media, or whatever it is, at some point you have to have conversation with someone. And as investor, that is the #1 skill that you have to dial in on.

Having a conversation and talking to people can be scary, trust me I get it. Even my first phone call was a disaster. The person I was speaking with wanted to have a conversation with ME and I was so nervous that I actually hung up on them when they started talking. So I get, how terrifying it is to be outside your comfort zone and how you’re afraid of sounding stupid but I’m telling you right now, with a little bit of practice you’ll be fine.

All of the questions I’m going to share with you need to write down but the one thing I really want you to take away from this is that you shouldn’t overthink it. The best way to really pick up this skill is to just pick up the phone and start dialing. You need to start having these conversations if you want to get better and I promise you if you get hung up, nobody is going to jump through the phone and hurt you. You’re perfectly safe and you can even be in the comfort of your own home when you’re making calls.

Start having these conversations, put yourself out there, use these questions to get the information you need to become a stronger negotiator. Learn your motivated sellers’ hopes, dreams and situation because every good negotiator knows it’s really hard to negotiate when you don’t have that information.

So after you’re done writing down these questions down, pick up the phone and start calling!
