I bought this Rental Property for $2500 out of pocket NOT using bank financing nor my credit. This is a rental property I bought about 3 years ago using owner financing and only $2500 down. Okay, so if this is your first time buying rental properties, I hope this video shows you how I found the deal using my secret real estate lead generation method, how I negotiated for the owner financing, how I broke down the deal, and what it is cash flowing currently. I'm also going to share my long-term plan and strategy with this particular property.
Here's the Breakdown of the Deal:
$90,000 Purchase Price
Down Payment: $5,000 with a $2,500 closing credit.
Terms: Owner Financing (Seller Financing) w/ 4.25%, 15yr Amortization, 5 Year Balloon
The rent I'm collecting is $1200 a month.
Buying rental Properties can sound like a very hard challenge. And it is! But the more knowledge you add to your "arsenal" it doesn't have to be hard. You still have to do the work, but buying rental properties can become easier if you understand the business.
