AGRICULTURAL LAND
OTHER PROPERTIES.
( HOUSE , BUILDING , SHOPPING MALL OR ANY OTHER IMMOVABLE PROPERTY.)
1. KNOW THE LAND ADDRESS
Find out the extent ,survey number and boundaries of the land that you are intending to buy and revenue village in which it is located.
It is important to ascertain whether the details shown on the paper and the land on the ground are the same .
Village map /pahani / adangal will help .
2. CLASSIFICATION OF THE LAND
Prohibited categories :
1.Government lands.
2.Lands assigned to the landless poor by the government .
3. Forest lands are the few categories of the land which can’t be purchased only tribal can purchase land in scheduled areas this information can be ascertained from the pahani /adangal .
3. IS THE SELLER THE REAL OWNER
A person who owns land can only sell it to others.
Title deed, pattadar passbook , 1B register contains the details of the land owner.
See all these records to confirm the real owner .
Encumbrance certificate also shows the real owners and earlier transactions.
4.EXISTING CLAIMS AND DISPUTES
Find out whether there are any existing claims or disputes on the land.
Enquiry in the Tehsil ( Mandal revenue office)
Neighbouring land owners may reveal any existing claims or disputes.
5.DIFFERENT WAYS OF TRANSFER
1. SALE DEED.
2.GIFT DEED .
3. LEGAL INHERITANCE.
4.WILL.
5. EXCHANGE DEED.
6. TRANSFER DEED.
6.AGRICULTURAL LAND REGISTRATION
Agricultural land ownership (sale price).
Agreement to sell.
Sale deed.
Registration.
Mutation.
7.MUTATION
In Agricultural land mutation is important.
1. ownership proof as per the government records.
2. Avoids Fraud, previous owner can’t sell the property again.
3. Government compensation.
4. Property tax to the government by the rightful owner.
