In this business of wholesaling real estate, there will be times when you will have to go back to the seller and re-negotiate a wholesale deal. This is true even if you are buying the house in its as is condition.
You definitely have every right to buy a property for what it is worth. Re-trading is re-negotiating the price based on the real value of the property. The term as is means you're not asking the seller to make repairs on the property. Not asking the seller to make repairs is not the same as not asking for a credit. Buying a house in its as is condition does not mean that you will overpay for the property.
