On arrival, we identified:

• Moisture present in all ceiling layers
• Saturation depth indicating long-term ingress, not a new leak
• No visible heating or water supply pipework in the affected area
The spread and depth of moisture strongly suggested an external source of water, rather than an internal plumbing failure.

• Removal of the ceiling speaker to access the void
• Internal inspection of ceiling layers
• Moisture meter readings across the ceiling and walls

Once pipework was ruled out, we focused on the window directly above the leak area.
Findings:
• Window frame corners were loose and unstable
• Silicone seals were degraded or missing

• Coloured dye was visible inside the basement ceiling void
Conclusion:
Water is entering through the failed window, waterproofing, and poor sealing beneath the frame.
