Situated on a country road only 5 minutes from and within walking distance to the village of Niccone, this original stone built property (measuring c. 300 square metres) and annex (measuring 120 square metres) could be a lovely home or a perfect business opportunity. Beautifully and stylishly finished and furnished, the main house offers ample spaces and potential, as well as great value for money.

The main building has been totally restored and the two floors beautifully converted into independent apartments that are connected by a (closeable) stairwell. Currently there is one bathroom but the property is already predisposed for another. Original or recuperated materials have been used throughout the restoration.

Due to the location, surrounding land and proximity to local towns, we are of the opinion that this property could be perfect for a restaurant and the old tobacco tower and barn could, with the necessary building permissions, be converted into guest accommodation. The plot of land is flat with very good access from the road. Permission has already been approved for a 13 x 6.5 swimming pool.

Umbertide is a bustling market town in the province of Perugia in northwestern Umbria, at the confluence of the Reggia river and the Tiber. It has everything you need for everyday life including a hospital and lots of shops and restaurants as well as a train station and access onto the E45. The surrounding countryside is composed of magnificent wooded hills dotted with castles and dominated by Monte Acuto. It is 30 km North of Perugia and 20 km South of Città di Castello. Other close by places are Montone, a beautiful hilltop town and home the Umbria Film Festival as well as Preggio and the Niccone Valley. The airport of Perugia is approximately 26 minutes drive (32 km), Arezzo is just under an hour's drive (62km) and Rome is approx. 2.5 hrs drive (200km).
