Italian village farmhouse for sale with barn and garden in Umbria close to the border with Tuscany. Located in a small hamlet and within walking distance of a village the town of Castiglion Fiorentino in Tuscany and its main line train station are only a 30 minute drive.

Located in a cluster of buildings this cottage measures approximately 85 square metres and is on three levels and comprises entry, kitchen and separate dining room on the ground floor, a bathroom, study/single bedroom and living room on the first floor and a large double bedroom on the second floor. Chestnut beams and joists throughout together with a mix of old brick and newer terracotta flooring except for the bathroom which has a floor of ceramic tile.

The entry is by way of glazed double doors protected by external timber security doors. A step down brings one into the entrance lobby with kitchen off to one side and the dining room straight ahead. The kitchen is small but efficiently organised and provides tiled work surfaces and a double butler's sink. Lighting is by LED spotlights.

The dining room has two north facing windows, terracotta floor and a wood-burning stove. Lighting is again by LED spotlights. The exposed stone walls have been painted white. Originally this room would have housed the mill wheel and is at a lower level than the surrounding land. This keeps it cool in the summer and the wood-burner keeps it warm in the winter.

A brick and tile staircase leads from the dining room up to the first floor living room, again with two windows and a second wood-burner. From this room one door leads to a study (large enough for two single beds) and another to the bathroom. The bathroom comprises washbasin, W.C. and bath with shower over.

Stairs to the second floor lead from the sitting room directly to the main bedroom which has LED lighting and ample storage.

Externally and adjacent to the property is a paved area on two levels providing ample space for outdoor dining and benefitting from the shade provided by a magnificent oak tree. Beyond this paved area the garden extends to approximately 2,000 square metres bordered by a stone wall, a hedge of pyracantha and the bank of a winter stream.

Over the years an established garden has evolved with massed plantings of Day Lilies, Lilac, Buddleia, spring bulbs all overlooked by mature walnut and fig trees. There is a 40 square metre two storey hay barn which might be converted to provide further accommodation (subject to planning permission) and a large lawn area offers sufficient space for a swimming pool.
