Back in February I went to Italy in search of buying the right dollar home. I drove just about the entire island of Sicily to be sure it was a place I could see myself living. I toured Palermo, the islands biggest city, enjoying typical Sicilian food. I also visited the southern coast of Sicily.
Mussomeli where I purchased my Properties is up in the mountains with huge lots of land perfect for high altitude farming.

If you have never heard of Mussomeli, it's worth the visit. it's a small town in the hills of
the Sicilian country side. gorgeous green mountains and even has a mid evil castle worth touring!
As it turned out all the dollar homes that remained were more work than I was willing to take on. however I did get my hands on two historic properties for 17,000 euros and that is what we are here to talk about. For those of you who already know this story I'm going to cover my renovation plans for my $5000 property as well as provide some insight into how I approach renovations in general.

Here is 1 Paolo Valenza. the property I'm most interested in rehabbing. it's a 1br 1 bath corner villetta. when you walk in you're in the kitchen and only common area. it's pretty basic but has some features that I like that I know how to play up. moving on to upstairs which has access from the side door or staircase from the common area.

The first room you come in contact with is the bathroom. it's all white and in fair shape. then the one bedroom which is about 150/SQ feet and features this Juliet balcony and terrazzo floors...I don't like terrazzo floors but I've been begged to keep them so I have to figure out how to make it work.

So most people want to know how much this is going to cost me so straight out let's talk budget.
On this property since it's small and in decent shape I'm not going to put much money into it. I'm only budgeting for $8000 and that's to restore and decorate.

Remember I bought this property for 5000 euros with about $2500 in fees and $8000 in renovations. Add this all up and this 1 bedroom townhouse is running me $16000.

Keep in mind I can rent it out for $59 a night when there's demand for short term rentals.
